I want to buy a house, how long does the process take? When can I move in?
Depending on the state you are buying in and the type of property and the loan type, it can vary. Typically, if you’re purchasing a residential home, it could take from 30 to 45 days. FHA and VA loans sometimes take a bit longer but on an average 30-45 days and you will have the keys and moving into your dream home.
I have a pet who lives in the house, do I need to put it outside when the house is been shown?
We like to advise the homeowner to take the pet out for a walk or a drive while the house is being shown.
In order to sell my house, is it important for me to upgrade my kitchen and/or bathroom?
Depending on the market that the home is located in, it is typically beneficial to upgrade your kitchen or bathroom, though not necessary.
Are we in a buyer or seller market?
Depending on the area you are interested in, it could be either. Although the country still has a low inventory which in turn causes it to be a sellers market. Some areas are even experiencing multiple offers again. As a buyer be prepared with your fully approved loan when you are out looking.
Buyers
- Consider both the house and the location! When you’re looking through houses, make sure you learn about the area it’s in.
- Consider schools, taxes, and neighborhood before you make an offer.
- Align your finances and research mortgage rates. You need everything to be ready when you find your new home!
- Talk to prospective neighbors. Find out what they like/dislike about the neighborhood, schools, and the area in general.
- Don’t waive an inspection. This is your chance to find out if major repairs are needed.
- Hire a broker with experience in the area. All of the realtors at Pierce Real Estate are experts in this area.
Sellers
- Improve your home’s curb appeal. This means everything from trimming your landscaping to ensuring any outdoor repairs are completed.
- Remove clutter so prospective buyers can imagine what the house will look like as theirs. As tough as it may be, try to depersonalize the rooms as much as possible.
- Clean everything — inside and out!
- Eliminate any odors with air neutralizer. It may seem silly, but buyers don’t want to spend time in a house that smells like last night’s dinner!
- Organize your closets. They should look as spacious as possible.
